The new Property Condition Disclosure Law, which goes into effect this March 2024, requires sellers to disclose as much property condition history as possible (including flood history). Cassandra Merolla, a local real estate agent at Julia B. Fee Sotheby's, and co-host Dana Montone, a local esteemed real estate attorney, explain what this new law means for both sellers and buyers.

Cassandra Merolla is a real estate agent based at Julia B. Fee Sothebys Larchmont and an entrenched member of the Larchmont-Mamaroneck community. Cassandra is married to a Larchmont native, and lives in Larchmont with her two young children and dog. 

Dana S. Montone is the managing member of law firm that bears her name, The Law Office of Dana S. Montone, PLLC. The sole focus of Dana's law practice is residential real estate in Westchester County.  Dana represents both sellers and purchasers of single-family homes, new construction homes, condos and co-ops and has more than 25 years experience in the practice of law.  She lives in Rye Brook with her husband and two teenage boys.
